  • In order to buy an Ó Cualann home you need to apply via your local authority. If you check your local authority website they will advertise upcoming developments in your area and you apply to the local authority directly.

    Applications are live for only a few weeks so do keep a close eye for new developments as they come up.

    This is the case since the Affordable Housing Act 2021 was signed into law as the notification of affordable housing for sale and for assessment of eligibility is now under the remit of the local authorities.

    The local authorities invite expressions of interest from the public when affordable properties arise. Those who apply will be assessed by the local authorities in accordance with the eligibility criteria and priority, as laid down in the Act.

    To support what we do:
    1 Contact your local authority to enquire about upcoming affordable developments in your area.

    2 If you are told there are no upcoming opportunities enquire about them implementing an affordable project in your area. Our model has been designed to be scaled and can be implemented by Approved Housing Bodies.

    3 Finally, by spreading the word about our model, and community-led housing in general, we will be able to build more affordable homes across the country and get people into long sought after homes.

  • At Ó Cualann it is not possible to build our houses cheaper than other developers, our houses meet the highest standards in construction and safety and all have a minimum A2 energy rating.

    However, we can afford to sell them affordably because of a combination of other factors:

    1. Our efforts to buy land at a reduced rate.

    2. Our efforts to get development levies waived, where possible.

    3. We are a not-for-profit organisation which means Ó Cualann only take a 5% margin maximum.

    4. Finally, our homeowners can utilise Housing for All supports from the government.

  • The best place to find out about upcoming developments is from your local authority’s website. All new developments will be listed here as they arise.

    You can also contact your local councillor directly to ask about upcoming developments in your area.

    We work with all local authorities. Our model has been designed to be scaled and can be implemented by Approved Housing Bodies.

  • Affordable refers to spending no more than one third of your net income on your housing needs.

    The one-third rule is a general guideline. It refers to allocating one-third of your income to meeting your necessities, one-third to satisfying your wants, and one-third to saving.

    For example, if you have a household income of €3500, you should not be paying more than €1050 on your housing needs in order to avoid financial strain, risk of debt and stress.
